Purchasing a plot of land can seem like a daunting task at first but there are a few simple tips for buying land that can make the process a lot easier on yourself.
The first thing that you need to do is to have a long think about what location and region you are interested in purchasing in. Once you have narrowed the location down to your preference you can begin to search for your dream land.
Know the zoning laws
An important factor that can sometimes get overlooked when in the pursuit of land are the zoning laws that are in place. Before you begin the process of making an offer be sure to check if there are any building restrictions or zoning regulations. Doing your due diligence on this can save you a lot of time and unnecessary headaches down the line.
Research the water systems
In order to preserve your land you will need access to water. If you aren’t connected to a city sewer system you will need access to a well. If you have no access to either you may need to dig a well, which can take several days to complete and end up costing between ten and fifteen thousand dollars.
Research the sewerage services
Make sure to enquire as to whether the prospective land that you are looking at has access to a city sewer network. If it doesn’t you need to install and septic unit and this will involve getting a perk permit before installation can begin.
Pay cash (if you can)
If you are lucky enough to have the necessary cash to purchase the plot of land that you are interested in this can make it a lot easier for you. The reason why it is easier to purchase with cash is because lenders see it as quite a risky investment as developing land can be an expensive and difficult process. As well as this the interest rate for these loans can be very high
